Pre-launch residential project

What is an EOI?

An expression of interest records a buyer’s preliminary preference before or around a formal launch. It may help the developer or authorised sales team understand demand and preferred configuration, but it is not the same as a registered sale agreement or guaranteed allotment.

Preference is conditional

Unit preference normally remains subject to final project launch, RERA registration, developer policy, availability, pricing and documentation. An EOI should not be presented as assured price protection or confirmed inventory unless the written terms clearly say so.

What to request before submitting

  • EOI form and written terms
  • Payee name and approved payment channel
  • Refund and cancellation conditions
  • Unit-preference and allotment process
  • RERA status and final verification process

Payment precautions

Do not transfer funds to an individual or unverified account. Retain the receipt, form, communication and identity of the entity collecting the EOI. Before converting an EOI into a booking, verify the project on the official UP-RERA portal and review the promoter-issued documents.
