RERA registration creates a public record of the promoter, project, declared plans and timeline. Marketing material can summarise a development, but the official registration and legally issued agreement govern the transaction. Hero Homes Sector MU is presently in the pre-launch stage and its UP-RERA number is awaited.
Search the official portal
Use the official UP-RERA website and search by the exact registered project or promoter name once the number is issued. Do not rely solely on a screenshot, forwarded message or number printed in an advertisement. Confirm that the portal record opens and that the location and promoter match the project being considered.
Review core project information
Check the land and project address, registration validity, declared completion date, sanctioned-plan information, tower details and promoter identity. Compare the registered configuration and area details with the sales presentation. A material mismatch should be clarified in writing before payment.
Study documents and progress updates
Where available, examine uploaded approvals, encumbrance information, project updates and the proposed agreement format. Later quarterly updates can help buyers understand reported progress. Save copies of the pages relied upon because portal information may be updated over time.
Match the cost sheet and agreement
A valid registration does not replace review of the commercial terms. The unit number, area, price components, payment schedule, possession commitment, cancellation clauses and delay provisions should be consistent across the allotment documents and agreement. Seek independent legal advice where required.
